Construction
- one single-family resident dwelling per
lot
- do not exceed two stories in
height
- may have a private garage, enclosed
storage, or carport
- no living area below BFE (Base Flood
Elevation)
- no more than 300 sq. ft. may be
enclosed below BFE without additional ACC approval - with proper
approval this may be increased up to 899 sq. ft.
- all residential structures,
including decks, built at ground level, must be a minimum of 15 ft. from
the bulkhead (said distance to be measured from the edge of the bulkhead
nearest the center of lot)
- a walkway elevated to BFE level,
not to exceed 10 ft. in width, may be constructed to connect the main
residential structure to the permitted boathouses
- the dwelling may be rented to a family
or person

- all structures, additions, pain, roofs,

- stairways constructed of wood and of

not to be dislodged during high water

- roofs NOT allowed are tiled roofs or
built up graveled flat roofs
- roofs discouraged and needing special
ACC approval are mansards, gambled, kumped, domed
- window frames: wood or metal; no
glazing or reflective type
- grade level sidewalk and patio decking
must be concrete or wood; wood must be secured by pilings
- no non-structured restrictions placed
on the interior
- all structures must be kept in good
repair, and repainted a minimum of once every 5 years; paint color must
be approved by ACC
- no privacy walls below BFE (Base Flood
Elevation)
- no clothes lines allowed
- no sculptures, fountains, birdbaths,
buoys, anchors, or other yard decorations visible from the street or
canal, without ACC approval
- no window air-conditioning units or
wall penetrating A/C units
- mailboxes at central location only
- street numbers required in Arabic
numerals six inches high on the residential side facing the street; no
other lettering or signs allowed
- playground equipment must not be
visible from the street
- toilet facilities located inside the
house only
- no septic tanks
- concrete driveway extending to the
street pavement, minimum width at any point will be 18 feet
- building modules may not be raised with
aluminum siding
- all residential structures must be
wired for electrical services
- no tanks for storing propane, butane,
etc., except those connected to bar-b-que grills (no more than 10 cubic
feet)

- owners of one or more adjoining lots
may consolidate such lots for one single family residence, with ACC
